Crawford Homes’ Guaranteed Sale Program
Crawford Homes’ Guaranteed Sale Program provides a unique opportunity to make money on your existing home — over and above its appraised value. As a homeowner, you have the potential to maximize your current home’s equity, all while moving into a new Crawford Home without stress.
There are three scenarios to begin your Crawford Homes’ journey:
1Without a house or condo to sell, you start fresh with a new mortgage and cash deposit.**
2 You have a house or condo to sell. You decide to list it with a real estate professional (or on your own) but without the assistance of the Crawford Homes’
Guaranteed Sale Program. Subject to the sale of your existing home, you enter into a New Home Building Agreement with Crawford Homes. This agreement means that if your current home does not sell in time, you run the risk of not getting into your new custom build. If your family has formed an emotional connection with the new property, this uncertain situation is stressful.
3 You have a house or condo to sell and want to take advantage of the Guaranteed Sale Program. With the assistance of a professional from Crawford Homes’ real estate division
HOMELIFE® Crawford Realty, you establish your current home’s “Guaranteed Sale Program Value.” This is the actual cash value of trading your home to Crawford Homes if it’s not sold by the time your new custom build is complete.
An Example
Here's an example of how the program works. Joe and Cindy were owners of a great two-bedroom bungalow in Rosemont. The couple approached Crawford Homes about a new build in White City and asked about the Guaranteed Sale Program.
With the help of a licensed MLS realtor from HomeLife Crawford Realty, the bungalow's value was established at $260,000. Joe and Cindy signed Crawford Homes’ Guaranteed Sale Program. The couple was guaranteed $246,000 (net of commission and taxes) from Crawford Homes if their bungalow did not sell by the time their White City custom build was complete. Joe and Cindy visited their bank — and with the Guaranteed Sale Program agreement — the couple got unconditional mortgage approval.
Once new home construction began in White City, Joe and listed their Rosemont bungalow at $274,000 (just 14,900 above the appraised value). With a strong market, the bungalow was well-priced and received two offers within the first week. After a counteroffer, the couple settled at $268,000, netting them$253,126 — an additional $7,126 over the Guaranteed Sale Program value. Joe and Cindy used this money for a few new home upgrades and some stylish furniture.
