RM 343 Blucher Land

Description

This irrigated grain land package is located in the RM of Blucher #343, approximately 1 mile southeast of the village of Bradwell and only 48 kms southeast of Saskatoon. This farm boasts just over 2,035 titled acres with 1,260 irrigated acres and 725 dryland acres for a total of 1,985 cultivated acres. Irrigation systems are monitored through mobile AgSense app with advanced control features, enabling you to remotely manage your operation wherever you are. Initially a potato farm operation for 37 years, it was converted to grain in 2018 and could easily be converted back to potato production again. Yard site situated on NW 13-34-02 W3 includes a large 19,530 Sq Ft warehouse with semi loading dock built in 1982, with addition built in 1991. The heated warehouse hosts 6 potato storage bins which are flume designed with holding pits. Storage bins have a combined total capacity of 5.5 million pounds. Within the warehouse is a 25X50 heated shop with office and lunchroom. A 40X80 heated shop as well as a 60X120 cold storage pole shed are also located on the yard site. Property includes 23 grain storage bins, with a total capacity of 102,700 bushels. There is a 10,000 gallon liquid fertilizer storage tank and 6,000 gallon water holding tank used for spraying at the yard site. Yard site has electrical service, natural gas and city water. There is an RTK GPS tower, with two way radio as well as 3 cellular boosters throughout the yard site for ease of operation communications.
